Why Choose a VA Home Loan?
VA home loans offer valuable advantages designed to make homeownership more accessible for those who have served.
💲No Down Payment
Qualified borrowers may purchase a home with no down payment.
⛔No Monthly PMI
VA loans don’t require monthly private mortgage insurance.
% Competitive Rates
VA-backed financing may offer favorable interest rates.
♻️Reusable Benefit
Your VA home loan benefit isn’t necessarily a one-time opportunity.
💰Limited Closing Costs
VA rules limit certain fees borrowers can be charged.
🏠Refinance Options
Eligible homeowners may have options to refinance an existing mortgage.
Benefits and terms depend on VA eligibility, lender approval, property requirements, and other applicable conditions.
Who Is Eligible for a VA Home Loan?
VA home loan benefits are available to more people than many realize. Eligibility depends on your service history and circumstances.
If you’ve served in the United States military, you may be eligible for VA home loan benefits. The specific service requirements depend on when and how you served.
You don’t necessarily have to wait until you’ve completed your military service to purchase a home using VA benefits. Active-duty service members may qualify after meeting the applicable service requirements.
VA benefits aren’t limited to full-time active-duty military personnel. Members of the National Guard and Reserves may qualify based on certain periods of active-duty service or qualifying years of service.
Certain surviving spouses of veterans or service members may also qualify for VA home loan benefits. Eligibility depends on the circumstances and applicable VA requirements.
Not Sure Whether You’re Eligible?
Don’t rule yourself out! You may qualify even if you aren’t sure your military service meets the requirements.
An important first step is obtaining your Certificate of Eligibility (COE), which confirms your eligibility for the VA home loan benefit based on your service history.
I’m happy to help you understand the process and determine your next steps.
Military service eligibility does not guarantee mortgage approval. Credit, income, occupancy, and other loan requirements also apply.
❓What is a Certificate of Eligibility?
A Certificate of Eligibility is a document issued by the VA confirming that you meet the military service eligibility requirements for a VA home loan.
It doesn’t mean you’ve been approved for a mortgage, but it’s an important part of the process.
Many lenders can request a COE electronically on behalf of eligible borrowers. You can also request one directly through the VA.
What Does It Take to Qualify for a VA Home Loan?
Your military service may make you eligible for a VA home loan, but what about your credit, income, and monthly debts?
Here’s the good news: VA loans offer flexible qualification guidelines, and you may have more options than you realize.

📈Credit History
The VA doesn’t set a universal minimum credit score, although individual lenders may have their own requirements.
👔Income & Employment
Lenders evaluate whether your income is stable, reliable, sufficient, and expected to continue.
💸Debt-to-Income Ratio
Your existing monthly debts are compared with your qualifying income to assess repayment ability.
💰Residual Income
VA loans consider how much income remains for everyday living expenses after certain monthly obligations.
🏠Primary Residence
VA purchase loans are generally intended for homes you plan to personally occupy, subject to applicable exceptions.
Not Sure Whether You Qualify?
You don’t have to figure all of this out by yourself.
I’ll help you understand the requirements, review your financing options, and develop a plan for moving forward.
All loans are subject to credit approval, VA requirements, and applicable lender guidelines.
